The Importance of Maintaining Your Garage Door Tracks

Your garage door tracks will, undoubtedly, need attention: Maybe not today, and maybe not tomorrow, but that day will come, no matter how well-built and expertly designed your door may be.

If you avoid regular maintenance, though, you can do a surprising amount of damage, the results of which can vary from irritating to catastrophic. Your door may not be able to open, leaving you unable to get in or out, or it might stay open, leaving your garage exposed to the elements and thieves. Worse yet, the door may come crashing down on your car, yourself, or your loved ones!

How to Maintain Your Garage Door Tracks

By servicing the tracks once every year, you’ll enjoy the problem-free performance. You’ll need the following tools to do so:

  • Lubricant designed for use on garage doors
  • A putty knife
  • A damp rag
  • A vacuum cleaner

Before you get started, unplug the door opener so you aren’t able to accidentally open or close it while you work.

1. Inspect the Door

Look for signs of damage, loose or worn parts, and misalignment. These will need immediate attention before moving on.

2. Clean the Tracks

Your door’s tracks provide a path for it to open and close. Each segment of the door rides on a small wheel, providing low-friction operation. Use a damp rag and wipe down the inside and outside of the tracks. If you find that there’s any debris inside, remove it with a vacuum.

3. Lubricate the Tracks

Use your putty knife to spread a thin layer of lubricant on the inside of the tracks. Don’t lay down more than the recommended amount, though, or it will actually add resistance to the wheels.

4. Lubricate the Rest of the Parts

Spray lubricant onto the roller bearings, then open and close the door by hand to spread the grease thoroughly. After that, use the door lubricant on the chain, plug the opener back in, and run it back and forth. Lastly, apply lubricant to the springs with your putty knife in a thin, even layer.
